We are looking for a results-driven Acquisitions Specialist who thrives on the phone and treats cold calling as a craft. This role sits at the front line of our acquisition pipeline — your job is to find opportunity in raw data, pick up the phone, and turn conversations into qualified leads and closed deals. You’ll work closely with property owners and sellers, navigate objections with confidence, and guide each contact from first “hello” through to a signed agreement. Strong analytical instincts (market trends, zoning, and property fundamentals) combined with relentless, structured outreach are what make this role succeed.

Key Responsibilities

  • Make high-volume outbound cold calls daily to prospective sellers and property owners, treating the phone as the primary tool of the trade.
  • Initiate and sustain contact with potential customers using every available channel — calls, texts, email, and direct outreach — until a qualified conversation is secured.
  • Confidently handle objections, build rapport quickly, and qualify leads in real time during live calls.
  • Guide transactions from the first conversation through to closing, coordinating with owners and other parties involved in the deal.
  • Meticulously log every call outcome, note, and piece of acquired data into the CRM to keep the pipeline accurate and actionable.
  • Analyze market data to identify emerging opportunities and trends worth pursuing.
  • Evaluate property specifics — zoning regulations, acreage, and other key details — to assess deal viability before and during outreach.
  • Master multiple online platforms and lead sources used for acquisition and prospecting.
  • Participate in weekly pipeline meetings to review call outcomes, refine scripts and objection handling, and plan the week’s outreach.
  • Continuously sharpen cold-calling technique, tonality, and closing skills through ongoing coaching and training.

  • Consistently meets or exceeds daily call-volume and weekly conversation targets.
  • Converts a steady percentage of cold calls into qualified, CRM-logged leads.
  • Builds trust quickly with prospects, even on cold, unsolicited calls.
  • Keeps the CRM clean, current, and useful for the rest of the team.

Requirements & Qualifications

Required

  • Proven experience in cold calling, telesales, appointment setting, or outbound phone-based sales — this is a phone-first role.
  • Excellent verbal communication skills with a confident, persuasive, and professional phone presence.
  • Demonstrated ability to handle rejection and objections without losing momentum.
  • Strong organizational habits and comfort with detailed, consistent CRM data entry.
  • Basic ability to read and interpret property or market data (zoning, acreage, comparable values) or a willingness to learn quickly.
  • Self-motivated with the discipline to manage a high-volume daily calling schedule independently.
  • Comfortable working toward measurable targets (calls per day, leads generated, conversion rate).

Preferred

  • Prior experience in real estate acquisitions, land acquisition, or property investing.
  • Familiarity with CRM platforms (e.g., Salesforce, HubSpot, Podio, or similar).
  • Track record of meeting or exceeding sales/outreach KPIs in a previous role.
  • Negotiation experience and comfort facilitating a deal through to close.
